Randy Stern finds himself in the enviable position of deciding in which of his two downtown condos to set up house. About a year ago, Stern moved into the Cigar Factory, on 4th Street and Girard Avenue. Now he is in the process of buying a one-bedroom in Marine Club Condominiums, on Broad Street and Washington Avenue. Both buildings were developed by EB Realty Management.

Both condos have the same feel loft style, with high ceilings, hardwood floors, marble bathrooms, granite countertops, says Stern. For me, one will be an investment property. I haven't decided which one I want to live in.

Stern hints that he is leaning toward Marine Club. Marine Club is so new and so nice. I don't know if I want to rent it out, he says.

Plus, a heavy helping of history augments Marine Club's modern-day luxury.

The 101-year-old building was home to The Marine Corps Supply Activity (MCSA), a manufacturing and distribution plant run by the United States Marine Corps that produced military equipment and supplies, such as helmets, uniforms and buckets.

In 1908, the original five-story, Greek-inspired building was extended southward in order to accommodate a command headquarters, administrative offices and a data-processing facility. Restructuring in the Marine Corps led to the MCSA's deactivating in the 1970's but not before the building was added to the National Register of Historic Places.

It was then converted into The Marine Club Apartments. In 2000, EB Realty Management purchased the apartments; five years later the company began renovation to turn them into luxury condominiums. In January 2006, the first buyers moved into the revamped residences.

Marine Club's spacious spa and wellness center, complete with exercise equipment, locker rooms, a sauna, a steam room and a Jacuzzi, is slated for completion next fall.

Marine Club has a lot of amenities: a full-service gym, a parking garage, a doorman, says Stern. And the expansive city views are another draw. The views are fantastic in the Marine Club its a full, straight shot of the city right out of your window, Stern says. It's going to be a great building. I can't wait.

Sounds like he's made his choice.
